As a professional real estate investor, I had joined a real estate investment association in MN a long time ago. At the time I was 23 years old and chose the Roth IRA as my retirement vehicle for wealth. Because I paid the taxes up front when I put in the first $5,500, I will not have to pay taxes on any deals completed in my Roth IRA ever!
When prospecting for private money, I always try to go to every event and seek out IRA companies across the USA to see if any of their clients want to put their money to work. At the time, my IRA, if I wouldn’t have placed any deals in it, it would have been gaining less than one percent interest annually. Lots of passive investors like the idea of us doing all the work while they lend the money and sit back for us to send them quarterly statements.
Structuring how the money is dispersed is easy too per our joint venture agreement. We use a simple joint venture agreement that lets the investor know we are going to borrow their money for a set time, usually up to 18 months, and some other terms. The going split in the industry is splitting the profits 50/50 once the deal is completed. Or if the investor is looking a set rate of return we can structure that too. It’s really whatever the investor feels comfortable with and what makes sense to us.
Because we buy nationwide, we always have deal flow coming our way. I usually recommend to people who have no knowledge of the industry to educate themselves first and then start small. Then investing can be less risky and they can get their feet wet.
